With the planning and design of your home, there are a handful of areas you’ll want to think through that often catch clients unawares. Get ahead with this list:

Supervision

How do you know everything is actually being built the way you’ve dreamed it? And without cutting corners?

For us, it’s a three-pronged system:

Operations Manager. Every project has a dedicated manager who is on-site checking over all of the materials and craftsmanship throughout the day. It’s one of the reasons we only build 3-5 homes at a time, because we refuse to sacrifice quality in the pursuit of raw numbers.

But there’s more:

Owner. Rob Lacher frequently visits each site to communicate any updates, solve any challenges that may have arisen, and personally ensure the standards Lacher Construction strive for are met.

This also informs his weekly updates to you. And speaking of updates…

Daily updates. These are automated within our system - and you have access to it 24/7. You can check them anytime from your phone or device, and then get more details when Rob sends his weekly update to you.

Water

Specifically, keeping it away from your home’s foundation and diverted to the proper areas.

Why this matters: Water is a huge issue, eroding your home’s base and causing damage anywhere it isn’t removed.

Yet, many builders only build a home and don’t factor in the longevity! A well-thought out drainage plan is an absolute must.

Two areas that work with this plan are:

French drains. These systems are designed to be visually-pleasing (with gravel or other decor on top), while moving large amounts of water to safer areas. They involve a trench, perforated pipe, and landscaping fabric to allow rain to seep through the ground and into the drain … without harming anything else in the lawn.

It’s designed to work with gravity and your lot’s slopes to move water away from your home and/or high-traffic areas of the yard, keeping it all safe and sustainable.

Gutters. Of course any good home needs them, but the design, shape, and color will be needed in advance. Otherwise, some project delays can occur as we sort through this information and our vendors wait on the details to get started.

Even small details such as the type of drain cover (to prevent leaves or other materials from clogging it) need to be in place at the project’s outset.

Flow

Do you like having a central gathering area that other rooms “feed” into? Prefer more separation, or even a hallway with bedrooms set away from noisier areas?

Envisioning rooms with specific purposes and how far away or close to main areas of the house can be helpful when creating the initial design.

5-10 Year needs

Understanding your abilities as you enjoy your home allows you to plan accordingly. Think through:

  • Your ability to keep up with the home’s maintenance

  • Accessibility, especially if anyone may have mobility challenges

  • Potential for family to move in for a short (or extended) period of time

  • Holiday plans

  • Home fitness goals

  • Future pets

  • etc.

If you have certain lifestyle goals, those could impact the best design choice for you.
