What to expect
Our process is a bit different than what other builders offer.
Of course, building your dream home is the goal, but how we achieve it enables you to have the proactive communication you’d expect while minimizing anything that might take us away from what matters: building for you.
Pay special attention to the “Updates” section!
Discovery
The beginning is always exciting! After some initial meetings to learn about your goals, we align on a design - your design, with our input where needed.
Once that’s in order, we show a cost estimate and adjust design details as necessary.
Happy with everything? Time to sign the dotted line and get this project underway!
Finances
Did you know Rob, our owner, has a background as a Certified Public Accountant?
While planning, you also get budgeting and financial expertise. From securing building loans to understanding why an item costs a particular amount, this is an important part of the initial stages.
It helps you best understand all the ins-and-outs of the process around your design and creates a smoother process for you from day one.
And if you have questions, you’ll get answers before starting.
Getting Underway
Our team starts with:
Permitting
Clearing the lot
Digging and pouring footers
Foundation work
Initial framing
While we’re getting to work, we’ll reach out with any questions.
Each project we work on has an Operations Manager onsite every single day to ensure the utmost quality at every step of your project.
And you have a part to play, too!
Updates
During the project, you receive access to our building software that provides daily updates whenever you want them! Just log in and view progress.
In addition, we provide weekly updates from owner Rob, who personally oversees your project along with the on-site project manager who checks over everything.
This means you don’t need to:
Email or call in for any updates - you already have them!
Wonder if there have been any delays or issues.
Worry about your investment - because you know exactly what’s going on.
Why this is important:
Since we’re only working on 3-5 homes (including yours!) at a time, our attention to detail is unmatched. And we work hard to keep it that way!
This is why some automated communication through this system is needed. It allows our teams time to get everything exactly right at every step of the process.
We want to provide only the best, and this system allows it … for both you and us!
“Rob is a man of integrity and his entire team is respectful and professional. Rob’s responsiveness to our questions and calls made us feel like we were the only people he was working with. Building our home with Rob Lacher was a pleasure, not stressful. Great builder, great man!”
Building Continues
Our teams continue the work, from window installation to fascia and soffit, getting plumbing/HVAC/electrical/gas installed throughout the home per your design, and adding the roof and exterior siding.
The work continues with any needed drainage systems (a French drain is often needed to divert water from the foundation), chimneys, and then insulation and sheetrock.
Next, it’s on to the interior, from lighting and trim, to painting and your chosen light fixtures, hardwoods, kitchen, and more.
Throughout, we provide continuous updates. Should the need arise, we reach out immediately for clarification or questions where your input is needed.
Finishing Touches
Most of your home is complete, so it’s time to make it perfect!
This includes landscaping, which also meets the designs you created in the planning stages.
We finish up any small details in and out of your home, including:
Final trim work
Gutters
Paint or stain touch-ups
Double-checking that all water diversion tactics (i.e. drainage) are in place
Once these are complete, our team cleans up the entire property.
Move in!
We walk through everything with you one final time and answer any questions you have. After all, it’s your dream home!
Then, with a hearty thank you, it’s our time to get out of the way … so you can enjoy life to the fullest.
